Cancellation

• 100% refund if you cancel at least 30 days before check-in
• 50% refund (minus the service fee) if you cancel at least 14 days before check-in
• No refund if you cancel less than 14 days before check-in
• Bookings made through Vrbo or Airbnb follow that platform’s cancellation terms and fees

Hurricanes and evacuations

If a mandatory evacuation order from the Town of North Topsail Beach or Onslow County covers any night of your stay, North Carolina's Vacation Rental Act governs refunds for those nights and we follow it. A storm that does not close the island is not grounds for a refund, so for June through November stays we recommend trip insurance. Ask us and we will point you to it.

Check-in and check-out

• Check in after 4:00 PM. Check out before 10:00 AM.
• Contactless check-in and check-out at every home: door codes arrive by text the week of your stay

House rules

• Children always welcome. No events. No smoking anywhere on the property.
• Townhomes: up to 2 dogs considered for an additional fee. Condos: no pets.
• Minimum age of primary renter: 25. Long-term renters welcome.
• Security deposits vary by home ($300 to $1,000); you are responsible for damage caused by your party. The deposit is held, not charged, and released after checkout. Normal wear is never charged.

Checkout, kindly

• Wash the dishes, empty the fridge, bag used linens and towels, take out the trash, and leave parking and pool passes behind.

Cleaning practices

• High-touch surfaces disinfected between stays; all towels and bedding washed at 140 degrees F.

Payment

Every booking comes with a written quote listing rent, cleaning, tax, and the refundable deposit. You sign a short North Carolina vacation rental agreement and pay by card. A deposit holds the dates; the balance is due before check-in on the date stated on your quote.
